Our villa is on the ground floor of a private property closed by a gate, where customers can take advantage of a covered parking space, a part of the garden for exclusive use as it is closed by a fence and net and a large porch where you can enjoy outdoor lunches and dinners even in the hottest hours. We are on the north coast, near some of the most renowned golden sand beaches on the island, immersed in the silence and uncontaminated views of the Mediterranean scrub. A pedestrian road that cuts between the houses will allow you to reach the Campo all'Aia beach in 900 metres, a natural extension of the Procchio beach, one of the largest and most equipped beaches on Elba, which is why it is recommended to anyone you want to relax without giving up comfort (especially for families). We remind you that the house is in a convenient position to reach other sides of the island, being central to Marina di Campo and its coves of the Costa del Sole, and Portoferraio with its wonderful white stone coves.

It develops entirely on the ground floor and offers large internal spaces completely renovated and a floor area of ​​150 m2, a wonderful living room with sofas where walls have been created that separate both the kitchen and the dining room. There are three bedrooms in total, a master bedroom with a stone wall and a bathroom with a large shower cabin, and two other bedrooms, a double bedroom with a single bed and a double bedroom. Second bathroom with shower and walk-in closet. The outdoor space is equipped with a special area for hanging clothes on the wall. The outdoor spaces cover a surface area of ​​approximately 130 m2, and offer a wonderful porch equipped with table and chairs (also for relaxation) and a fenced garden for exclusive use where there is a BBQ.

- groups of guys under the age of 23 are not permitted
- rental for a maximum of 6 adults + child under 12 years of age
- check-in in our offices from 4.00pm to 7.30pm and check-out by 9.00am; for check-in after 8.00 pm a supplement of €50.00 must be paid
- SMALL pets allowed ONLY with a cleaning supplement of 30 euros (2 maximum per booking)
- deposit (mandatory): 300.00 euros; refunded at the end of the stay after having viewed the condition of the property (if paid in cash it will not be returned before 3.00 pm)
- bed linen and towels: 20.00 euros per person (to be requested at the time of booking); not bookable on site
- it is strictly forbidden, as in all our properties, to smoke inside them
